Job DescriptionPrimary Function of Position Reporting to the Mexicali Facilities Director, this role oversees the design, construction, improvement, and remodeling of Intuitive' s manufacturing, office, and general spaces and facilities, from the design phase through to project commissioning.The primary objective is to ensure that each project meets user specifications, schedule, and budget requirements.Responsibilities include planning, scheduling, budgeting, reporting, and implementing project plans to achieve successful project completion while meeting high standards of safety and quality.Essential Job Duties Design: responsible for coordinating design of new spaces according to customer needs, company specifications, company playbooks and industry standards. Use of theDesign: Schedule Design Reviews early in the process including the recommended reviews of 30%, 60%, 90%, IFC to move through the Stage Gates prior to construction start.Design: Validate all stakeholder names for the reviews and sign off.Project Planning: Develop project plans, including defining scope, objectives, deliverables, and timelines.Budget Management: Create and manage project budgets, including cost estimation, tracking expenses, and controlling costs throughout the project lifecycle, aimed to maintain variation to less than 5% of forecasted plan.Scheduling: Develop and maintain project schedules, coordinate activities, and ensure timely completion of project milestones.Construction management: prepare ROMs, source contractors, manage RFP, manage bidding process, evaluate proposals, recommend selections, developed detailed construction schedule, ensure construction progress follow approved schedule, perform commissioning, request permits and registering of new buildings, managing punch list process, review and archival of close out documentation, including warranties, handover to customer.Contract Management: Working with Indirect Purchasing, negotiating, and managing contracts with vendors, subcontractors, and suppliers, ensuring compliance with project requirements and company regulations.Risk Management: Identify, assess, and mitigate project risks, implementing strategies to minimize potential impacts on project outcomes from schedule, scope, and finance.Quality Assurance: Monitor and enforce quality standards by conducting inspections and ensuring compliance with company specifications and industry standards.Communication: Serve as the primary point of contact for stakeholders, including internal customers, architects, engineers, and internal support teams, maintaining effective communication throughout the project lifecycle.Team Leadership: Lead and manage project teams, providing direction, motivation, and support to achieve project goals.Safety Compliance: Implement and enforce safety protocols and procedures to ensure a safe working environment for all project participants by implementing site safety plans and site incident prevention plan.Documentation: Maintain accurate project documentation on company approved platforms (BIM360, PROCORE).Reporting: Prepare progress reports and conduct project meetings to update stakeholders on project status and issues. Develop and maintain dashboards for each project to clearly display scope, schedule, and budget revisions and variations. This involves inputting invoices, change orders, budgets, contracts, and forecasts into the Job Cost Reporting (JCR) system.Change Management: Manage changes to project scope, schedule, and budget, assessing impacts and implementing adjustments as necessary.
